Copper Cabin Hot Springs N of Boise

For sale $ 550000

ATTENTION – THIS PROPERTY IS OFF-MARKET!!

Very rare 155F, crystal clear, odorless artesian hot spring and 11 x 13 ft tub (5 ft deep) with a ~1000 square foot, copper-sided cabin on 1.27 acres. Located in Castle Mountain Creeks Sub Division. Hot spring water fills a giant custom-built concrete hot tub, with multiple levels, for soaking in the mineral-rich spring water under the stars. This is truly a one of kind house and property located 60.6 miles from door to Boise International Airport (BOI).

A year-round creek and a seasonal creek run through the property and year-round stream flow from the hot spring.

The adjoining lot is owned by the subdivision and is not suitable for development due to hundreds of gallons a minute of 155F steaming water springing out of the ground in several locations. The combined steam puts on a dramatic show, particularly on cold winter days. Wells on adjacent properties reach 195F. It’s like your private Yellowstone.

The main cabin has an acid-stained, diamond polished concrete slab on the first floor, engineered mahogany hardwood on the 2nd floor and engineered tigerwood on the 3rd floor. It is of 6×8” post and beam construction throughout. The concrete slab is hydronically heated by the hot spring, providing ample house-wide heat throughout the year. Pressurized hot water for the household is heated by the hot spring in a custom-built heat exchanger. Drinking water is treated by an 11-stage reverse osmosis filter. Included is a 42” wide x 58” long x 4” thick, 1008-pound granite slab table in the kitchen area. The high-quality construction and materials are evident throughout the cabin.

Appliances include a lightly used Maytag SteamClean stainless steel dishwasher, an LG stainless steel refrigerator/freezer with water/ice station in excellent shape, Premier Pro 36″ stainless steel stove and range also like new, and a nearly brand new Bosch Washer/Dryer set.

There is a 120-square-foot matching copper sided outbuilding about 10 feet from the hot spring tub that can be used to house guests and/or a changing room. It is insulated with finished walls and a hardwood floor.

There is also a 600-square foot slab and concrete retaining wall ready to build on. An electrical breaker box with a 100-amp service is installed. If built to 2-stories as intended, it would add another 1,200 square feet of habitable space. With the foundation in place, a building can be framed in days.

All copper siding is hand-manufactured, interlocking shingles, made with a high degree of craftsmanship. Note that the siding material is comprised of a product called CopperPlus by MetalTech-USA. CopperPlus is a composite made with copper metallurgically roll-bonded on both sides of a stainless steel core. It has all the beauty of pure copper but lasts longer because the stainless steel core increases durability, with significantly increased strength and is more environmentally friendly than pure copper. It should be maintenance free for hundreds of years. A blue-green patina may rapidly be developed by spraying salt water or vinegar solution on the siding.

The septic field is an advanced engineered sand-mound system in excellent shape. It has a 1,000-gallon main chamber and a 750-gallon pump chamber.

The adjacent property is the homeowners association geo-thermally heated pools and spa facilities for enjoyment by sub-division homeowners and is only 1-mile from Terrace Lakes Resort 18-hole golf course.

Cash sale preferred, however, owner carry is a possibility.
